A conservatory usually requires no planning permission or building regulations if they are:
- Built at ground level
- Are single storey
- Have a floor area of less than 30m2
No building regulations are needed but the glazing must comply with Part N of building regulations (protection against impact). This basically means you may have to use toughened safety glass at low levels.
The electrical installations are carried out by a qualified and competent person.
Conservatories must always be separated from the main house by windows, walls or doors.
A porch usually requires no planning permission if:
- The height is kept 3 metres or under.
- The ground floor area is 3 square metres or under measured externally.
- The distance from the boundary and highway is 2 metres or more.
Your new conservatory or porch must also comply with health and safety legislation by not causing a danger to anyone. Some things to consider are the flues from gas boilers and other appliance ventilation and also it should not block any existing means of fire escape.
